The building was completed in December 2025 and comprises approximately 17,700 sqm of modern and flexible logistics space. Of this, 11,100 sqm is already leased to Jens S. Transmissioner, a company within the Axel Johnson Group, under a long-term lease agreement. The remaining vacancy of 6,600 sqm offers significant potential for further value creation.
The property has been developed with high sustainability ambitions and will, upon completion, be certified to BREEAM Excellent, in line with Southbay’s sustainability strategy. The building has been designed with a strong focus on energy efficiency, and solar panels have been installed on the roof.
The transaction represents Southbay’s sixth investment since its inception last year. Including ongoing development projects, the portfolio now comprises approximately 200,000 sqm of logistics space in strong geographic locations, characterised by solid tenant demand and excellent transport connections.
“The acquisition marks an important step in our geographic expansion and strengthens our portfolio with a modern property in a growing logistics location. The combination of a strong anchor tenant, high technical standards and clear leasing potential makes this investment a strong fit with our portfolio strategy”, says Felix Paljak, CIO and Partner at Southbay.
The property is located in Klinga Logistics Park in Norrköping, an expanding logistics area with strong growth and an attractive location for regional and national flows. Proximity to the E4 motorway and the Port of Norrköping provides excellent conditions for efficient logistics and cost-effective transportation.
The seller is Slättö, and the transaction was completed as a share deal.
Southbay was advised by Real Advokatbyrå and Svalner in the transaction, while the seller was advised by Born.
