Southbay invests in a large-scale project in Helsingborg – a new logistics park in a prime location
Southbay is strengthening its presence in Nordic logistics with a new strategic investment in a port-adjacent site in Helsingborg, one of the Nordic region’s most attractive logistics hubs. The project, with a total development value exceeding SEK 1 billion, is a brownfield development comprising approximately 65,000 sqm of modern logistics space to be delivered in multiple phases.

Southbay is a partner-owned real estate investment firm focused on the Nordic logistics property market. In a short period, the company has completed an acquisition in Malmö and a new development in Västerås. The new logistics park on the property Rausgård 22 in Helsingborg, boasts a unique port-side location within walking distance of the city centre.
The project will begin with the demolition of an existing building on the site, replaced by a modern logistics facility with prime sustainability features. As part of the investment, a 15-year lease agreement has been signed with John Bean Technology Marel (JBT), which will relocate in 2027 to its new 22,000 sqm premises. In addition to production, warehousing, and a freezer centre, the facility will also house JBT’s new headquarters.

In addition to JBT’s establishment, an existing cold and freezer storage facility of approximately 12,000 sqm will be refurbished and made immediately available for lease. The premises and handover date can be adapted to tenants’ needs and will meet high technical standards.
The third and final phase of the project will involve demolishing an older building and developing approximately 31,000 sqm of new logistics space in one of Helsingborg’s best locations. The building will be flexible and can be adapted for one or several tenants. The entire project will be completed in stages and is expected to be finalised by 2028.

All buildings will be developed to the highest sustainability standards and certified according to BREEAM Excellent. The project is located close to central Helsingborg, with excellent access to both road and rail networks, and will play a strategic role in the regional and national logistics infrastructure.
