Southbay has signed a 10-year lease with FG Centralen for approximately 7,760 sqm of cold storage at the logistics park on Landskronavägen in Helsingborg. The lease falls within the second phase of the project, where existing space is being fully refurbished and modernized to meet current requirements. Following the letting, approximately 5,000 sqm of warehouse and office space remains available in the phase, with occupancy possible after the turn of the year 2026/2027.
FG Centralen is a fruit and vegetable wholesaler based in Helsingborg. Its operations place high demands on temperature-controlled space, efficient goods flows and proximity to both the port and its customer base, which makes the property’s location at Landskronavägen 11 particularly well suited.
The letting takes place within the second phase of the project, where Southbay is carrying out a full refurbishment of existing space to meet modern requirements for technical standard, energy performance and working environment. The space is being developed to the highest sustainability standards, in line with Southbay’s other projects. As part of this, a solar power installation is being fitted to cover a substantial share of the tenant’s energy consumption.
Following the letting to FG Centralen, approximately 5,000 sqm of modern warehouse and office space with a ceiling height of 12 metres remains available in the second phase. Occupancy is possible after the turn of the year 2026/2027, which is a considerably shorter lead time than new construction allows in such a central location.

The project’s coming phases
The first phase of the project, comprising approximately 22,000 sqm for John Bean Technology Marel’s new logistics and production facility including its headquarters, is expected to be completed on schedule during the first quarter of 2027. Demolition will then begin ahead of the project’s final phase, in which approximately 35,000 sqm of modern warehouse and office space will be built. The space can be adapted to customer requirements, with occupancy during 2028.
The logistics park at Landskronavägen 11 comprises approximately 70,000 sqm in total, in a location close to the port and within walking distance of central Helsingborg. All buildings within the project are being developed to high environmental and technical quality and are certified to BREEAM Excellent.
